How an American Couple Built a Mortgage-Free Life in Italy

American Couple

An American couple from Washington took a bold step toward financial freedom by purchasing a two-story home in the picturesque Abruzzo region of Italy for just $13,150 (€11,500). What began as a low-cost property investment quickly evolved into a full lifestyle transformation—one that replaced mounting U.S. housing expenses with scenic views, creative living, and long-term stability.

A Forgotten House Gets a Second Life

The home, which had been vacant for years, required extensive work. To keep renovation costs manageable, Alex Ninman took on most of the labor himself, handling demolition and general construction. Skilled professionals were brought in only where necessary, particularly for plumbing and technical systems.

In total, the couple invested an additional $18,000 (€15,000) to bring the property back to life.

Major Renovation and Structural Updates

The renovation was both comprehensive and strategic. Key upgrades included:

  • Completely gutting and rebuilding the kitchen and bathroom

  • Replacing old windows and doors for better insulation

  • Updating the electrical system to meet modern standards

These improvements ensured the home was not only charming but also functional and safe for long-term living.

Reimagining the Layout

Beyond repairs, the couple made thoughtful layout changes to enhance comfort and usability:

  • Expanded the outdoor terrace to take full advantage of sweeping countryside views

  • Added a downstairs bathroom for convenience

  • Converted the basement into a cozy guest suite, increasing flexibility for visitors and potential rentals

The terrace, in particular, was a non-negotiable feature when selecting the home, offering daily views that reinforced their decision to relocate.

An Eclectic, Joyful Interior Style

When it came to design, the couple avoided expensive décor trends. Instead, Tresl embraced an eclectic aesthetic, sourcing vintage furniture and décor from thrift stores and local flea markets. The result is a cheerful, colorful home filled with character, personality, and history—proof that style doesn’t require a large budget.

Choosing Italy for Financial Freedom

Rather than returning to the United States, where rising housing prices and childcare costs posed ongoing financial pressure, the couple chose to remain in Italy. Living mortgage-free allowed them to drastically reduce expenses while improving their overall quality of life.

Their fixed annual and monthly costs remain remarkably low:

  • Property tax: approximately $65 (€61) per year

  • Winter heating: about $200 per month, using a pellet stove

Expanding Their Investment

Encouraged by their success, the couple later purchased a second property in the same town for around $20,083 (€17,000). This additional home is now being prepared for use as an Airbnb rental, creating a new income stream and further strengthening their financial independence.

A New Definition of Home

What started as a modest real estate gamble has turned into a sustainable, fulfilling lifestyle. By combining hands-on renovation, creative design, and smart financial choices, the couple has demonstrated that homeownership—and freedom—can still be attainable in unexpected places.

For them, Abruzzo isn’t just a destination. It’s proof that a simpler, more affordable life is possible with the right vision and a willingness to start over.
